Asphalt Painting/Striping - November 19, 2022

On Friday, November 18, the builder’s contractor was onsite painting parking lines and crosswalks throughout the community. Unfortunately, the Board nor management was notified prior to the work commencing by the builder; we apologize for any inconvenience this may have caused.

The contractor intends to return on Monday, November 21, to complete what they were unable to finish on Friday, November 18.
To help facilitate the timely completion of this work, homeowners and guests are encouraged to park in their driveways, garages, or within the newly painted parking spaces that have been completed thus far.

Budget Meeting - October 28, 2022

The initial proposed budget draft for 2023 presented by Potomac Valley Management (PVM) with no increase in the monthly fee was sent to homeowners. Included are narratives to explain several of the line items.

The Board of Directors will adopt the Budget at a meeting held on November 29, 2022 at 7:00 p.m. Residents can participate in the meeting via Zoom

Parking Policy Enforcement - August 20, 2022

Enforcement of the parking policy will begin on Monday, August 22, 2022. Parking signs have been installed throughout the community and all homeowners have been mailed a copy of the ratified parking policy; reattached again for reference.

Any vehicles parked in unauthorized locations may be towed at any time during the day or night. Although, Fastlane Towing is the HOA's contracted tow company, to request a tow, please call or send an email to Ms. Asharelah Watford, CMCA, Community Manager from Potomac Valley Management Office 301-390-4090.

Landscaping - July 22, 2022

Last Friday, the board of directors and I walked through the community with the Department of Permitting, Inspections, and Enforcement (DPIE). Our goal was to assess the progress of items listed on the punch list (e.g., pond excavation, landscaping, streetlights, and street signs).

During the walkthrough, we learned that DPIE would conduct its ‘landscaping audit’ towards the end of the fall season. This is because items such as grass can only be aerated and re-seeded during this time of the year. Unfortunately, this means the board of directors, nor we can do anything to improve the appearance or curb appeal within the community at this time.

Once DPIE conducts its landscaping audit to ensure it meets the standards required for the county to release the bond, the board of directors and we will be able to implement any improvements throughout the community that meets the standards of homeowners in the community. Until then, the management company will work with the board of directors to assess the landscaping in the community and strategize on the improvements it would like to implement once we are able.

We recently learned that Sean F. Bruce Development instructed Blythewood to complete its foliage installation throughout the community, including removing dead trees and adding new trees where they were initially planned. We suspect that the new trees being installed might not have been fully planted in the community at the time due to unfavorable planting conditions (e.g., the winter).

I have requested that DPIE send the landscaping project plans to determine where Sean F. Bruce Development and Blythewood will plant trees within the community. As soon as we receive the plans, I will upload them to the TOPS portal, in addition to e-mailing them to all homeowners so you are aware of the location of the new trees.

Blythewood stated that Gator bags would be added to the planted trees, and the crew would fill each. Blythewood will be on site for the remainder of the week to complete this phase of the development. We plan to meet with Blythewood next week when the owner returns to learn more about how we can ensure the health of the foliage being planted.

We recognize that many areas are an eyesore, and we will do all we can to improve the curb appeal and ensure the landscaping meets homeowners’ approval. In Section IX of the Architectural Covenants Procedures and Guidelines:
General Maintenance Guidelines
“Maintenance affects the visual character and economic values of the property and neighborhood, and in some cases, safety. Property ownership includes the responsibility for maintenance of all structures and grounds that are a part of the property. This includes, but is not limited to items such as mowing grass, removal of trash, and structural maintenance.”

Mowing
“Planted beds must be kept in a neat and orderly manner. Watering lawns and maintaining plant beds are the responsibility of the individual homeowner.”

We ask homeowners to please do their part to maintain the exterior of their homes and water their lawns in the early hours of the morning or the evening after sundown. We’re currently experiencing a heatwave and its important to water lawns every day for 15 minutes or every two to three days for 30 minutes.

Construction at the Pond - June 28, 2022

We are aware that there are several streetlights within the community that are out and that the streetlights in the final phase of the community have never been turned on since they were installed. We are working with the board, counsel, and Prince George's County Department of Permitting, Inspections, and Enforcement (DPIE), to get this matter resolved. We will keep you updated as we learn new information.

Construction at the Pond - June 8, 2022

Currently, there are construction crews working on the nature preserve and pond, located at the rear of the community. The Board reached out to a Construction Standards Inspector at the Prince George’s County Department of Permitting, Inspections and Enforcement (DPIE), who informed us that pond is being drained and "converted to its final configuration." Once the pond is drained, the crews will verify the pond's overall wet storage capacity, and the area will be regraded and new landscaping will be planted. The Association does not have the configuration plans or the process, but we will make every attempt to keep homeowners abreast of any information we receive from the County.

New Management Company & HOA Payments - May 28, 2022

Within the coming days, everyone will receive a letter via USPS mail from the new HOA management company, Potomac Valley Management, LLC.

The letter will provide information for homeowners to set up automatic payments to pay their HOA fees. If you’re unable to terminate your automatic payment to Legum & Norman for the month of June, all accounts will be reconciled and Potomac Valley Management will ultimately receive your payment. There will be no late fees assessed in June during the transition period.

The letter also contains their contact information to get in touch with them to answer any additional questions you may have.

Parking Reminder - May 27, 2022

As parking regulations are being finalized, we want to remind everyone to be courteous and respectful to the community and your neighbors in regards to parking.

With the holidays approaching, we understand that many homeowners will host gatherings for their families and friends, however with the limited number of visitor parking currently available, we need to stress the importance of ensuring residents inform their guests of where to park, despite towing being suspended at this time.

Residents and/or guests should not park in a way that presents a safety hazard, this includes blocking fire hydrants, parking at the end of a street, and directly in front of a stop sign. In addition, vehicles should not park on a street that is directly in front of someone's garage if outside a parking tray/cutout. This makes it difficult for some homeowners to maneuver in and out of their driveway. Additionally parking is still prohibited/restricted in the alleyways as well.

As stated in previous messages, it is advised that the designed parking trays be utilized or vehicles that are parked on the street do not cause an inconvenience for homeowners entering or exiting their lots.
